OAKVILLE - A WONDERFUL PLACE TO LIVE

The historic Town of Oakville, founded in 1827, has preserved its rich heritage, where many 19th Century buildings are home to over 400 fine shops, services and restaurants. The median household income in Oakville is estimated at $101,675, about $30,000 more than comparable GTA figure. The downtown is also home to one of two local harbours located on Lake Ontario, which feature over 1,000 slips and moorings for sail and powerboats. Bronte, the location of Oakville's second harbour, has an abundance of fine shops and restaurants with a nautical appeal.

"FOR THE BIRDS" - OAKVILLE HOMES FOR SALE

If you’re glum about the prospect of your beautiful garden being covered in snow in the months to come, don’t be. Bird feeders are a low-maintenance way to bring some life into your yard in the chilly stretch from November to March.
In the winter, birds are looking for different food sources, and it can be very easy in terms of a feeder.
Depending on where you are in the country there are a number of different types of birds you might attract (there are more than 450 species in Canada, although many do migrate south in winter) – from cardinals, jays and chickadees to sparrows, robins and starlings.
Think about providing them with a protein source – for instance an insect-filled suet cake. Sounds a bit distasteful, yes, but from the outside it just looks like a block of pressed seeds.
That’s going to give the birds protein, fat, and a bit of extra insulation. And it’s as easy of sliding it right inside the feeder.
Other easy ways to attract birds to your property? Ornamental seed bells are a cheap alternative -- just unwrap them and hang them from a tree branch – or there’s the tried-and-true method of overturning an empty two litre pop bottle, cutting holes in the side, and filling it with seed.
Remember, different seeds attract different birds. If you want one seed that will attract a whole range of birds, (go for) black oil sunflower seeds.
A common complaint is that by putting out food for the birds, you attract unwanted visitors: squirrels.
If squirrels are a problem for you, I always say, if you can’t beat ‘em, feed ‘em." There are different squirrel feeders available as well.
If you do invest in a wooden bird feeder, don’t give in to the temptation to stain it, the gardening expert warns.
Some of the stains you’ll use will be toxic to the birds. That stain will leach into the seed and we’re going to be harming our birds instead of helping them.
It’s also important to note that birds are finicky when it comes to their seed – buying a good quality seed and keeping your feeder clean does make a difference.
Birds like their seed clean. Buy good quality seed, make sure it’s clean (remove husks and other debris), and if it’s sitting around for a long time, throw it out and replace it.

THE DO'S & DONT'S OF ACCESSORISING- OAKVILLE HOMES!

Is there a wrong way to accessorize a bookcase? Absolutely!
Rule number one: don't just fill it with books.
The following are the things you should (and shouldn't) do in order to make your bookcase a stylish addition to your room, not a cluttered eyesore.

The Do's:
Group pieces of varied heights, sizes and textures together to create a nice balance.
Separate groupings of books onto different shelves. Don't be afraid to stack them horizontally for a more interesting look
Use cool colours and ones that are generally in the same colour family. Play with texture to add interest.
Add art, rugs, large floor vases around the bookcase to help incorporate it into the room. If everything else in the room is low, the tall bookcase will feel lost and out of place.
Lean art inside bookcase and layer accessories on shelves versus lining them up. This will create a sense of depth.
Don't be afraid to use the top of the bookcase for display (and storage!).

The Don'ts:
Avoid groupings of small pieces of the same size and height with multiple colours. This can feel busy and cluttered and your pieces will not stand out.
Avoid groupings of large, bulky items crammed onto a single shelf. Pieces need breathing space.
Avoid putting all the books on one shelf -- will feel uninteresting and messy.
Consider the oclours of the items you are displaying. Are they cool colours, are they warm. Too many competing colours on one shelf can create an eyesore.
Consider other furniture pieces and accessories in the room -- bookcase will feel lost if it's not properly integrated with the other pieces.
Avoid lining up pieces along the front of a shelf and leaving the back empty.

BATHROOM UPDATE TRICKS - HOMES IN OAKVILLE!

Some Tricks to Including a Small Double Sink Vanity for Tight Spaces!

In the beginning of the design process of remodeling an existing bathroom, one of the first things to consider is the size of the space; what is going to fit and how—if necessary—can I make the space appear larger and more user friendly. For instance, incorporating a double sink vanity, although typically a large piece, it can make a room appear larger. This is because they do come in narrow sizes and when using a double with nice cabinet space, it eliminates the need for other storage units in the room. The majority of the time, there is plenty of space you just need to use a bit of imagination and innovation. Employing a small double sink vanity for tight spaces can be a fun and challenging project to pursue.
First of all, always have a good plan at hand. Tight interior spaces call for very careful planning. For instance, too many furniture/storage items, cleaning products, toiletries and bathroom appliances can make the space feel even smaller. Doing a bit of cleaning and clearing beforehand is about the easiest way to start planning your bathroom design. Take away products from beneath the sink. Jot down items you are using everyday as well as those you find have been sitting around for ages, throw the latter away. If you have items you have yet to use, go through them and discard anything with an expired date or that you haven’t used in more than six months.
Now that you have cleared up your existing bathroom a bit, you now have a clearer picture of what you can do with the space. Start by measuring everything, the overall size of the room, the space between the top of the vanity and the ceiling, etc… Keep those numbers with you while you shop. Since you absolutely want a double bathroom vanity, prioritize that. Then move onto other furnishings in your bathroom. You’ll find that once you incorporate the new vanity, you really will no longer need that side table, or towel cabinet, or shelving unit. Once you remove items like this, you will find that space becomes much more open and clean feeling. Install wall sconces on each side of the mirror rather than a table lamp to save even more space.
Next you can move on to bath mirrors. Your new vanity will probably have two separate sinks, but you may want to have one very large mirror that can accommodate both you and your spouse while you are using the sink. Mirrors can instantly create the illusion of space, which is why having a large vanity mirror might be advantageous.
As you can see there are many ways to incorporate a double sink vanity for a small bathroom. All it takes is some creativity and ingenuity to rework the space. All will be well worth it if you push through with this interesting bathroom remodeling project.

LOW INVENTORY LEVELS SET STAGE FOR HEATED SPRING MARKET

Low inventory levels set stage for heated Spring market in most major Canadian centres, says RE/MAX.
Active listings down in 81 per cent of markets in January. Lack of inventory will be the greatest challenge facing housing markets across the country this Spring, according to a report released today by RE/MAX.
The RE/MAX Market Trends Report 2010, which examined real estate trends and developments in 16 markets across the country, found that unusually strong activity during one of the traditionally quietest months of the year has led to a sharp decline in active listings in 81 per cent of markets surveyed. The threat of higher interest rates, tighter lending criteria, and in British Columbia and Ontario, the introduction of the new Harmonized Sales Tax (HST) have clearly served to kick-start real estate activity from coast-to-coast, prompting an unprecedented influx of purchasers. As a result, 87.5 per cent of markets posted an increase in sales in January. Average price appreciated in 81 per cent of markets surveyed.
"There have never been so many motivating factors in play at once," says Michael Polzler, Executive Vice President, RE/MAX Ontario-Atlantic Canada. "We're in for a heated Spring market that will, in all probability, spill over into the summer months, as the window of opportunity draws to a close. The supply of homes listed for sale has been drastically reduced, housing values are once again on the upswing, and banks and governments are moving in unison toward stricter lending policies."

OAKVILLE POWER PLANT INFORMATION NIGHT

When: Wednesday February 24th, 7:00 pm - 9:00 pm.

Where: River Oaks Community Church - 2435 Munns Avenue, Oakville

Citizens for Clean Air (C4CA) Invites You to An Oakville Power Plant Information Night.

Learn about the 900MW natural gas-fired power plant that the Ontario Government proposes building in Oakville.

Key Issues About the Plant Include:
The plant’s location close to homes and schools: Disregard was shown for the community; 16 schools and over 11,000 homes would be within 3km. of the plant.
The increased pollution it will cause in the over-polluted Oakville-Clarkson Airshed: Ontario’s own studies indicate that the Oakville-Clarkson Airshed is one of the most polluted in Ontario. 80 people per year die prematurely in Oakville due to FPM (Fine Particulate Matter).
The lack of an Individual Environmental Assessment for the plant: Instead of a full, independent, Environmental Assessment including health and safety, TransCanada Energy, the plant’s builder, was itself allowed to perform an Environmental Review.
The plant’s flawed Site Selection Criteria: Convenient access to infrastructure was given priority over the health and safety of residents.
The disregard for children’s health: Children suffer disproportionately from the types of emissions, including FPM2.5, emitted by the plant and Oakville’s Fine Particulate Matter By-Law classifies the proposed power plant as a major emitter.
The decrease in the demand for power: Data from Ontario’s own Independent Electricity System Operator shows SwGTA power demand falling!
The cost to the Ontario Gov’t. of the plant: A 20yr. guarantee is involved.
C4CA (Citizens For Clean Air) is a broad coalition of concerned citizens from Oakville and Mississauga who are very concerned about the effects of the proposed gas-fired power plant on nearby homes and schools in the Oakville-Clarkson Airshed. C4CA is a non-profit organization. Please visit Stop The Power Plant Website

Homes for sale in Oakville - Paint a Perfect Sale

Getting your home ready to sell for the best price often starts with painting the perfect sale. Oftentimes people are selling a home that they've lived in for 30 or 40 years and they're madly in love with the wallpaper but it is extremely dated. Things like wallpaper and color can significantly influence buyers. So it is worth carefully looking over your home before you put it on the market to see what areas need touching up - or perhaps an entire re-do. If you find the wallpaper has to go, then knowing how to make the change is equally important so that you don't end up with an even bigger mess. To strip wallpaper can be very time-consuming, expensive, and damaging to the underlying surface - making it difficult to paint. You can paint over wallpaper if you prime it first with an oil-based primer such as Kilz. If you do that, it seals the surface well and then you can go over it with water-based paint. But if you go directly over wallpaper with water-based paint, without priming it with an oil-based undercoat, it will peel up at the edges. So the critical first step is to prime it with an oil-based undercoat. To paint the perfect sale, you should carefully inspect your home for the holes that frequently don't get filled after you've taken down family photos and artwork. itself. Many sellers wonder how to get rid of a stain in the ceiling. You don't always have to re-paint the entire ceiling. Say you've had all the leaks fixed in the roof and you still have some stains. Sometimes you can get by without painting by putting a solution of half-bleach and half-water in a squirt bottle and lightly spritzing the surface until it's wet. A second spray of the area will often diminish or completely remove the stain and you might not even need to paint. If you do need to paint the interior or exterior of your home, you can avoid doing the whole house by touching up critical areas such as the front door, trim and fascia board. Also recommended is cleaning the exterior of your home to give it a new and brighter look. A little tender loving care for your home before you list it is a warm, welcoming sign for potential buyers.

HOMES FOR SALE IN OAKVILLE - MORE VANCOUVER 2010 NEWS!

By: Randy Starkman and Kevin McGran (Toronto Star)

WHISTLER, B.C.—It took an athlete with the Maple Leaf tattooed on his heart to seize a gold medal in the mountains for Canada at the 2010 Winter Olympics.
Just two hours after gold-medal favourite Mellisa Hollingworth suffered a crushing fifth-place finish, Jon Montgomery of Russell, Man., made like a red-headed rocket to pull off a thrilling come from behind victory in men’s skeleton Friday night at the Whistler Sliding Centre.
A fast-talking auto auctioneer who counts former hockey great Theo Fleury as his hero, Montgomery delivered a clutch performance to win Canada’s first medal in Whistler and salvage what had been a disappointing day for Canada up until then. The men’s alpine team fell short of the medals in a super-G.
“I never lost my confidence,” Montgomery said. “There were moments where it looked like I wouldn’t win. But like the turtle and hare, slow and steady I won the race. Unbelievable. Couldn’t ask for a better scenario. It hasn’t completely set in yet.”
Montgomery had trailed Martins Dukurs of Latvia by 18/100ths of a second heading into the final run and had been asked if he’d be conservative to preserve the silver medal.
“No chance to win if I do so,” he said.
Montgomery was pretty much flawless in that final run, putting himself in the centre of the track and picking up speed all the way down to finish with a four-run total of 3:29.73.
It was then up to Dukurs, the reigning World Cup champion. He was in first most of the way down, but then began to lose control and time. As he got closer to the finish, it looked like he might not hold the lead.
When Dukurs crossed the line in second, the bearded Montgomery began to shout and punch his fist several times into the air as the crowd at the finish went wild. Cowbells rang incessantly and Canadian flags waved proudly as an impromptu rendition of O Canada rang out among the fans.
“He deserves it,” said teammate Jeff Pain. “He slid unbelievable. He was great. Trained well, prepared well. To see anybody on the podium wearing a maple leaf is a proud, proud moment. I’m speechless. Jon and I are fierce competitors, we push each other. He’s younger and stronger and better. He’s a great slider. He’s got a lot to learn and higher places to reach.”
Montgomery got a Maple Leaf tattooed on his chest when he was in Grade 11. His mother took him to get it. He went back a year later and got the word “Canada” tattooed on top of it.
“Growing up, my father was a Canadian history teacher,” Montgomery said. “He was definitely a very patriotic Canadian and that rubbed off on me. I was always a very proud Canadian and wanted to emblazon it on my chest to let everybody know that. And certainly if I was ever found dead in a ditch, they’d know which country to send me home to.”
Montgomery, the top hope for medal on the men’s skeleton side, was not worried about expectations entering the Games.
“It’s a matter of whether you want to look at it as support or a pressure to perform,” he said. “In my case, I don’t think you’d think any less of me should I not get gold on the day of the Games. I think most people will credit you with having tried and representing your country to the best of your ability, regardless of the results. As opposed to people will hate me and think I’m a moron and never talk to me again if I don’t perform today.”
Mike Douglas of Toronto was seventh heading into the third heat Friday, but he never got to race. He was officially disqualified because he failed to take the covers off his runners in time. His sled was supposed to be in Parc Ferme, the start area, 45 minutes before race time. Montgomery was a world silver medallist two years ago and won a World Cup on this Olympic track last year, but this had been a spotty season for him. There was a victory in Cesana, Italy, but a lot of indifferent results as well.
Like his hockey hero Fleury, the personable Montgomery hung tough.
“Theo was always a big inspiration because of his stature, being so small and having such great success in the NHL, arguably one of the best players of his time. He led you to believe if you want it bad enough, you can get it.”

HOMES FOR SALE IN OAKVILLE - CLIENT TESTIMONIAL

We started working with Mary Ann Schiralli to find a home suitable for our family to downsize. Within three weeks of working with Mary Ann, we found and purchased the perfect home in Old Oakville. We also used Mary Ann to sell our existing home in south east Oakville and through both of these transactions, Mary Ann was diligent and persistent. As buyers, she kept us completely current on what was available on the market in our price range, and also encouraged us to step outside our expectations to look at alternatives. She was an excellent negotiator and was clear in her guidance during the bidding process. She was incredibly professional and acted with the utmost integrity. As sellers, Mary Ann worked exceedingly hard to sell our home, including hosting weekly open houses, creating and distributing mailers about our property, advertising weekly in local papers, and advertising in various real estate magazines. She kept us apprised of feedback from potential buyers and, when it came time to close the deal, Mary Ann agressively negotiated strongly in our favour in many ways.We have recommended Mary Ann repeatedly to our friends. When working with Mary Ann, you will be treated with respect by a delightful and honest sales person who will always keep your best interests at heart.

Sincerely,

Shevawn & Scot Adams

OLYMPIC NEWS UPDATE FROM OAKVILLE!

Tough day for Canadians in super-G! - Vancouver 2010 Olympics.

WHISTLER, B.C. – The United States continued its outstanding Olympic Games Friday morning, looking good for two more skiing medals in the men’s super-G.
Barring an out-of-character finish by a skier out of the bottom-ranked flight, Norway’s Aksel Lund Svindal won the race, ahead of Americans Bode Miller and Andrew Weibrecht, the winning margin more than a quarter of a second.
With the U.S. skiers now up to six Alpine medals, Canada again missed the podium. Erik Guay of Mont Tremblant, Que., finished a very good fifth, but Manuel Osborne-Paradis crashed about 33 seconds into his race, although he did not appear to be injured.
Later on, Robbie Dixon wiped out about 70 seconds into his run, although he popped right up to his feet. Canada’s final racer was veteran Jan Hudec, who finished in 1:32.09 and was in 22nd place with about 20 skiers still to come down.
This continues Canada’s disappointing showing here in the speed events. Guay was a solid fifth in the men’s downhill last Monday, his best showing of the season, but Osborne-Paradis was 17th and Dixon, who lives here in Whistler, hooked a gate 15 seconds into his run and wiped out at the midpoint of the course.
The medals would be the second of the Games for both Svindal, second to Didier Defago in the downhill, and Miller, who was third in that race.
Svindal skied the course in 1 minute, 30.34 seconds, with Miller finishing in 1:30.62 and Weibrecht in 1:30.65. Guay was nearby in 1:30.68, with Italian Werner Heel slipping into fourth at 1:30.67.
The race was marred by several crashes, the most serious looking involving Sweden’s Patrik Jaerbyn, who tumbled headlong near the top of the course. He was towed down the mountain on a gurney and taken away by ambulance, but there was no word on his condition.

HISTORY OF OAKVILLE

Oakville`s first industries included ship-building, timber shipment, and wheat farming. In the 1850s, there was an economic recession and the foundry, the most important industry in town, was closed. Basket-making became a major industry in the town, and a railway was built through it. The town eventually became industrialized with the opening of the Petro-Canada refinery, the Procor factory, and, most importantly, the Ford Motor Company Canadian headquarters and factory. In 1962 the town of Oakville merged with its neighbouring villages (Bronte, Palermo, Sheridan, and Trafalgar) to become the new Town of Oakville.

NEW OAKVILLE HOSPITAL

Kevin Flynn announced $39 million in provincial funding for healthcare services in Oakville today.

You don’t spend that sort of money unless you’re going to build. This says very emphatically that the new hospital is being built and it is being built very soon. I can’t tell you how happy I am to announce that said - Kevin Flynn, MPP for Oakville.

On hand for the announcement were: Kevin Flynn, MPP Oakville, John Oliver, President, Halton Healthcare Services, Bill MacLeod, Chief Executive Officer, Mississauga-Halton Local Health Integration Network and Mags Shorey, Chair, Halton Healthcare Services.
